Off-Season Villa Holidays: Why September and October Work Better

Summer holidays make people think of July and August. Yet on the Aegean and Mediterranean coasts the most balanced weeks of the season usually run from mid-September to mid-October. Here is why.

The sea is warmer than in August

Unlike air, water warms and cools slowly. So through September the sea stays at its highest temperatures of the year, and swimming is still comfortable in early October. Meanwhile the air drops below 30 degrees, which makes daytime sightseeing pleasant again.

Prices fall noticeably

Villa pricing is tiered into high, mid and low season. For most villas the second half of September moves into mid-season, and October into low season. Compared with August, the difference for the same villa is substantial.

The crowds thin out

Once schools go back, beaches, restaurants and roads ease. Places on boat trips are easier to get, and the popular coves empty.

What to watch for

  • Pool heating: as October cools, an unheated pool can feel cold. Ask before booking.
  • Daylight: by mid-October it is dark around 18:30, so plan the day accordingly.
  • Opening times: some beachfront restaurants and boat trips close at the end of October.
  • Rain: the first showers can arrive in October; a villa with a covered sitting area is an advantage.

Who is it ideal for?

For families without school-age children, remote workers and couples who want to avoid the crowds, this is the best window of the year. Walks, boat trips and sightseeing are all far more enjoyable once the heat drops.
